No sales pitch. These are the questions we hear every day, answered the way we'd answer a friend.

How much will flood insurance cost me?

It depends on the property, and anyone giving you a number before they see the address is guessing. Price is driven by the flood zone and the home's actual flood risk, its elevation, the foundation type, what it would cost to rebuild, the coverage you choose, and your deductible.

If you already have an NFIP policy, most renewals can't go up more than 18% in a year. The fastest way to a real number is a quote on your address.

Do I have to go through the NFIP?

No. Since 2019, lenders on federally backed mortgages have been required to accept qualifying private flood policies. Private flood is often worth comparing, and sometimes the NFIP is still the better fit. We quote both so you can see the difference.

When is the NFIP the better choice?

Usually for properties with a history of repeated flood losses, and in high risk areas where private rates swing from year to year.

One thing most people don't know: if you leave the NFIP for a private policy and later come back, you can lose your NFIP pricing and pay the full risk rate. We'll tell you if that applies to you.

Will it cover my basement?

Probably less than you think. The NFIP generally won't cover a finished basement's finishes and contents, and most private carriers won't either if the basement is below grade on every side. Walkout basements have fewer limits.

We'll show you exactly what each option covers in the basement before you buy, not after a claim.

Do I need contents coverage?

Almost always. Building coverage repairs the house. Contents coverage replaces your belongings. For a primary home, we usually suggest contents at about half the building amount.

How fast can I get covered?

If the policy is required for a loan closing, the NFIP's usual 30 day waiting period doesn't apply, so coverage can start at closing. Otherwise NFIP policies generally wait 30 days, and many private policies have shorter waiting periods.

What happens to my information?

We use it to quote your property and to contact you about your quote. We don't sell it to anyone. And because flood is all we sell, nobody will call you about car or home insurance.

Should I just ask my home insurance agent?

You can. Many agents write flood occasionally. It's the only thing we do, every day, with both NFIP and private carriers. And because we don't sell home or auto, we'll never try to take the rest of your insurance.

Where do you write flood insurance?

We place NFIP and private flood policies across the country. We are not currently writing new business in Louisiana or New York.

What waiting can cost
