This is an educational estimate based on the details you entered and public data. It is not an insurance quote, an offer of coverage, or a guarantee. Coverage, availability and pricing depend on the insurer, underwriting and your state. Always review your actual policy and speak with a licensed agent before making coverage decisions. Always check with your lender (or the contracting party) for the exact requirements.

How does paying at closing work with the NFIP?

The NFIP (the federal program) allows the flood premium to be paid at closing. The lender still decides whether the premium can go on the closing statement, so ask early. The NFIP 30-day waiting period does not apply when the policy is bought at or for a closing, as long as it involves a loan transaction.

How does it work with private flood insurance?

Many private flood insurers require payment upfront before binding, so plan on upfront payment unless the insurer confirms in writing that it can be paid at closing. The binder is not issued until payment is made. If the terms are not known yet, upfront payment is the more common case. Some private policies include additional living expense or loss of use coverage. NFIP policies do not.

What about mobile and manufactured homes?

NFIP allows the premium to be paid at closing for a mobile or manufactured home, still subject to the lender. Private flood insurers require payment upfront for mobile homes, so plan for it.

Why does the binder timing matter?

The binder should be out at least 7 regular business days before closing, skipping weekends and federal holidays. That gives underwriting time to review it and nothing is held up. If the insurer requires payment before binding, collect the payment early enough to meet that date.

What about escrow?

Many lenders escrow flood insurance. The lender collects it with the monthly payment and pays the renewals. Ask the lender how the first year is collected and whether an escrow deposit is needed at closing.

What about a transfer of the seller's policy?

With an NFIP transfer, the seller's policy is already paid through its term, so settle the unused premium at closing. If the coverage has to be increased before the transfer, ask how that payment is collected.

Does the flood zone matter?

The flood zone decides whether a lender requires flood insurance. It does not set the price. Check it with our free Flood Zone Check, get the file ready with the Closing Day Flood Readiness Check, or see if your borrower should take over the seller's policy with the NFIP Policy Assumption Check.
