Where This Mission Started

This didn't start with a business plan. It started with water.

In 1990, the Great Flood hit Augusta, Georgia. I watched my dad evacuate his flooded vehicle as the water rose around him. I was a kid, and in that moment, flood risk stopped being an abstract concept. It became something I understood in my bones — the kind of thing that changes how you see the world.

That experience led me into emergency management and flood mitigation. I earned a Master's degree in it. I became a Certified Flood Insurance Specialist. I spent years studying how floods actually work — not the simplified version most people hear, but the real mechanics of risk.

Then I tried to buy my first home.

The insurance agent and the real estate agent both gave me wrong information about my flood zone. Based on what they told me, I was looking at $3,750 a year in flood insurance premiums. That would have killed the deal. I would have lost the home.

But because of my background — because I knew what questions to ask and what to look for — I caught the mistake. The actual premium? $300 a year.

A $3,450 difference. Because of knowledge.

And that's when it hit me: if someone with my expertise almost got burned, what chance does a regular homeowner have?

That's the day The Flood Insurance Guru was born. Not as a business — as a mission. To make sure no homeowner loses their home or overpays by thousands because they were given the wrong information by people who didn't specialize in flood.
