Do not assume the flood zone determines the premium. Two Augusta homes in the same zone can receive very different quotes because property characteristics, elevation, replacement cost, coverage and insurer all matter.

Zone X

Do I Need Flood Insurance in Augusta if My Home Is in Zone X?

Zone X generally means the property is outside FEMA’s mapped Special Flood Hazard Area, so the federal mandatory-purchase requirement is usually not triggered solely by the flood-zone designation.

But Zone X does not mean the property cannot flood. Heavy rainfall, drainage, creeks, the Savannah River system and changing development patterns can still create losses outside the high-risk mapped area.
