On the Same Indiana Homes, Private Beat the NFIP 78 Times Out of 83
We quote the National Flood Insurance Program and private carriers side by side on every Indiana home. Here is what that looked like on the same houses:
- Zone AE (47 homes): NFIP median $2,014 a year, private median $653
- Zone X (33 homes): NFIP median $853, private median $429
- Homes with basements (22 homes): NFIP median $1,528, private median $605
Where both quotes carried the same deductible, private was lower on 49 of 53 homes. And 47 of 98 Indiana homes we quoted needed more than the NFIP's $250,000 building limit.

Why is my flood limit lower than my homeowners limit?
Flood carriers insure what it costs to rebuild the structure itself, worked out from its size and build. Your homeowners policy may carry a higher number for other reasons. We will walk you through how yours was set.
Is my basement covered?
About one in three Indiana homes we quote has a basement. The NFIP typically will not cover a finished basement, and most private carriers will not either when it is below grade on every side. We pin down what your carrier will pay for before you buy.
Can you get a policy in place before my closing?
Yes. Send the address and closing date and a licensed flood advisor follows up within one business day. The NFIP waives its 30 day wait for a loan closing, and we send proof and your mortgagee clause to your lender.
Your Lender Uses FEMA's Map. Your Permit Office May Use Indiana's.
FEMA's flood maps decide whether your lender requires flood insurance. Indiana DNR keeps its own best available floodplain map for building permits, and it was updated for 12 counties in July 2026, including Allen, Boone, Hamilton, Gibson and Warrick. We check both before we quote.
Flooded in August? The August 11, 2026 storms put Marion, Hamilton, Lake, Porter and 19 other Indiana counties under a federal disaster declaration. A federal disaster grant is not a flood policy.
