Along the River, the NFIP Gap Was Widest
Six Southern Indiana homes got both an NFIP and a private quote from us. The NFIP median was $5,547 a year; private was $985. All 3 with matching deductibles still came in lower with private.
Near the Ohio River, carriers price the same house very differently, so one quote is never enough. The exception is a home with repeated flood claims, where the NFIP can be the steadier long-term choice.
What Buyers on the Indiana Side of the Ohio River Ask Us
Most of our Southern Indiana quotes are for Jeffersonville homes in ZIP 47130, with a few in Floyds Knobs, Georgetown and Corydon.
My lender says I need flood insurance. Is that right?
If the home is in Zone A or AE on FEMA's map and you have a federally backed mortgage, yes. Most of the Southern Indiana homes we quote are in Zone AE.
Is a newer home cheaper to insure?
Not always. The median Southern Indiana home we quoted was built in 1993, and slab foundations were the most common. What moves the price most is how high the lowest floor sits, not the year it was built.
I am buying a home that already has flood insurance. Can I keep it?
An NFIP policy can usually be transferred to the buyer, which can keep the seller's rating path. Private policies generally cannot. Ask the seller for the declarations page and we will compare it to a fresh quote.
